Paxon acted as commercial adviser for the innovative project to deliver new social and affordable housing in partnership with Western Australia’s community housing sector.

The Smith Street Build-to-Rent Project will see the former public housing site transformed into new apartments of one and two-bedroom social, affordable and specialist disability rental units, well located close to Perth CBD, transport, shopping and other amenities. This project will be the State’s first ground lease build-to-rent model for social housing.

Paxon provided full end-to-end procurement and commercial advice including the development and evaluation of procurement documentation, market sounding process and contract negotiation.

Key Outcomes

The Department has engaged a consortium comprised of Community Housing Ltd and Tetris Capital as the successful proponents to undertake Stage One of the Smith Street Build-to-Rent Project.

The project will revitalise an aged, defunct site and delivers a significant number of new social and affordable housing dwellings in Perth’s metro region.
